ONE ARLINGTON SQUARE – LEVEL 3

LANDLORD FIT-OUT
Overview:
Part of our original scheme at Arlington Square, the level 3 works were large enough to be standalone projects. We have briefly mentioned the works in our main Arlington Square showcase, however, this showcase account provides specific details of the fitout.
While the grand atrium roof and works below were taking place, both wings of level 3 were being fitted out – one for a tenant and one side speculatively for the landlord. Although there is a common theme within the design principle, the tenant-side incorporated its own requirements and branding, offering them a plug and play arrangement to move into.
The tenant specification called for class-winning acoustic rating on the partition system amongst other significant requests.
The speculative landlord side was also finished to an extremely high standard with a one-of-a-kind feel to it. Following the soft strip which took all of the areas back to a shell, C&S carried out every aspect of the fitout including delivery of standalone mechanical and electrical systems, large furniture packages and sleek joinery.
TENANT FIT-OUT
Overview:
The continued landlord fitout theme was adapted to suit the incoming tenant who took half of level three. The original design intent was kept and augmented with the tenant requirements. On completion of a strip out taking the space back to a bare shell, the fitout followed. The main requirements for the tenant revolved around the formation of new meeting rooms, executive offices and collaboration spaces.
The acoustic requirements to the offices and meeting rooms were the highest rating that could be achieved with stud and board and single doors. This naturally drove the M&E design and each office and meeting room was given its own dedicated services. The open plan desking, collaboration spaces and tea points were formed into zones, split by joinery items. All areas have acoustic rafts at high level to aid in the acoustic treatment of the whole floor. The entire floor benefited from new M&E throughout together with a dedicated comms room.
The finishes across the floor were chosen from the tenant’s corporate pallet of colours which were used across other fitouts.
