MACE LANE INDUSTRIAL ESTATE

Overview:

We refurbished and upgraded 16 units located at Mace Lane. The project was delivered in 2 phases allowing the Landlord to start marketing and letting phase 1 whilst phase 2 was underway. The brief was to split the units, modernize them, upgrade the EPC rating and leave fully compliant to today’s building regulations. All works involved the removal of the previous tenants’ fixtures and fittings, retaining only sensible items for reuse or refurbishment. Once they had been stripped out, various works were undertaken to create smaller individual units. 

These works typically included blockwork subdivision walls, tea point installation and WCs. The old paint was stripped from the warehouse floors and floor coverings, ground back, filled then covered with a high impact floor paint system. Internally a new decoration scheme took place to give the units a fresh look. 

Each unit received new lighting throughout, power supplies were rationalised and each unit left with a 3-phase supply and fire alarms. Within each unit’s office space, new suspended ceilings were introduced along with air conditioning and lighting. 

To ensure a better EPC rating could be achieved, new insulated shutter doors were installed to each unit. Externally new insulated roofs were added to each unit to help achieve a better EPC, new parking spaces were created along with tarmac repairs across the estate and a new road marking scheme introduced. A site-wide infrastructure for CCTV and internet was also introduced. Repairs were undertaken to the communal car park, bringing this up to a usable and safe condition.
