Overview:
Acquired through competitive tender and formal interview, C&S have refurbished and upgraded the sixteen units located at Mace Lane.
The project was delivered in two phases allowing the Landlord to start marketing and letting phase one whilst phase two was underway. The brief was to split the units, modernising them, upgrade the EPC rating and leave fully compliant to today’s building regulations.
The works to all units involved the removal of the previous tenants’ fixtures and fittings, retaining only sensible items for re use or refurbishment.
Once the units had been stripped out, various works were undertaken to create smaller individual units. These works typically included block work subdivision walls, establishing tea points and WC’s to suit the revised layouts.
All the warehouse floors were stripped of the old paint and floor coverings, ground back, filled and covered with high impact floor paint system.
Internally a new decoration scheme took place to give the units a new and fresh look. All units received new lighting throughout, power supplies were rationalised and each unit left with a three phase supply. Independent fire alarms were installed to each unit as well. Within the office space located within each unit, new suspended ceilings were introduced along with air conditioning and lighting. To ensure a better EPC rating could be achieved, new insulated shutter doors were installed to all units.
Externally new insulated roofs were added to the units to help achieve a better EPC, new parking spaces were created along with tarmac repairs across the estate and a new road marking scheme introduced. A site wide infrastructure for CCTV and internet was also introduced. Repairs were also undertaken to communal car park, bringing this up to a usable and safe condition.
